The four-bedroom home has numerous built-ins and comes with a tree house.

Riffing on an old real estate adage, Kim Plotnick says that what most appealed to her when she and her husband, Fred, bought the four-bedroom, 2½-bath house in Elkins Park in 1994 was “neighborhood, neighborhood, neighborhood.”

She cited ceramics classes, the synagogue, and play groups for their two kids. “It’s so unpretentious,” she said.

Fred, a civil engineer, talked about the versatility of the property, which he said can be very private or a community hub. “It feels like it’s part of a park,” said Kim, a landscape architect.

And there was the appeal of the Cheltenham School District, which Fred had attended.

But it’s downsizing time now, and the Plotnicks will be splitting time between a condo at the Shore and an apartment in Wyncote.

The house’s foyer is described as “a true art gallery,” with shelves Fred built holding Kim’s ceramics. His handiwork is also visible in the landscaped backyard, with a large tree house he built.

The house has hardwood floors and numerous built-ins — and the living room, dining room, and updated kitchen have access to the rear patio. There is also a large breakfast room.

All four bedrooms have multiple large closets. There are two bedrooms on the second floor and two on the third, both with full bathrooms.

One bath features a separate tub and shower, the other a full steam room shower enclosure. Both have heated towel racks.

The partially finished attic can be used as a home office or for storage. The basement is also partially finished, with washer/dryer and double laundry tub.

A patio wall provides access to both water and electrical power and layered flower beds.

There is also a two-car garage. Total square footage of the house, built in 1950, is 3,400.

The house is listed by Brian Quigley of Keller Williams-Blue Bell for $450,000.
